Where we earn our keep on a new build

Four visits that matter more on a new build than on any resale.

We stand on the lot with you.

Two homesites in one phase can differ by $15,000 in premium and a lot more in afternoon sun. We visit the ones you’re weighing around 4pm.

We walk the frame before drywall.

With your inspector and your option sheet, we check outlets, blocking and plumbing while the walls are open, and send photos that evening.

We sit in on the design studio.

We bring recent upgrade prices from the same community and keep a running total, so your budget goes to tile, layout and anything inside a wall.

We come back at month eleven.

Before the first-year coverage ends, we walk the house with you and file every nail pop and sticking door with the builder.

How a build goes with us

Week one

Choose the community and the homesite.

A 30-minute call sets the city, size and price ceiling. Then we drive three or four communities with you on a Saturday.

After you sign

Sign, then design.

We read the purchase agreement with you before you sign, then join your design studio appointment with a running total.

Framing to keys

Walk each stage, then close.

A framing walk with your inspector, a final walk with blue tape, closing, and a warranty walk in month eleven.

What buyers ask before the slab is poured

Still wondering about something? Your agent answers within one business day.

It depends on the builder and the stage. On a finished home, earnest money is usually $5,000 to $10,000 and sits with the title company. Upgrade deposits paid at the design studio are almost always non-refundable. We go through the deposit terms with you before you sign.

Every date on this site is the builder's estimate. Slips of two to six weeks are common, from rain, inspection backlogs or late deliveries. We update the tracker the day the schedule changes, and suggest waiting for the final inspection before you book a moving truck.

After you sign, the builder books a design studio appointment. Each plan has standard finishes, and anything above them is priced item by item. Spend first on what goes inside walls or under floors, because it's the hardest to change later.

Most builders use a 1-2-10 structure: one year on workmanship and materials, two years on the plumbing, electrical and cooling systems, and ten years on major structural parts.

Yes. We recommend a private inspector before drywall and again before your final walk. In our four cities each one runs about $300 to $650.

You can, as long as we register you on your first visit to the sales center. On most new builds the builder pays our fee, and we confirm that in writing before you tour.
